Phone Call & Questionnaire

Our first call is to understand your needs, and give perspective on how Grimes Home Concepts works. We may refer you to our Online Questionnaire, which will gather pertinent information about you and the project. We will determine if the project is appropriate for our company, as well as get a sense of how well we communicate.

2
Consultation

We will make a visit to your home for a consultation fee of $200. At this meeting, we will gather more detailed information about your project, discuss all of your options, understand your goals, and establish your desired budget. This meeting will take place with all decision-makers present. After this meeting, we provide you with a Budget Letter, which spells out the approximate construction budget, helping you understand the investment to which you could be committing, as well as a rough schedule for the project. We also provide a cost for Pre-construction Services, where we do all of the work necessary to put the project in motion (design meetings, develop construction documents, specifications, help with the selection process, and develop the Construction Proposal).

3
Design-Build Agreement

We will draw up the contract for our arrangement, including our Terms and Conditions for service and your responsibilities as the Owner. The Agreement also states that, for an initial Pre-construction fee, we will plan your project to target your desired budget. Once the Design-Build Agreement is signed, we will collect an initial payment for Pre-construction, take measurements of your home, and meet with you to discuss the finer points of the project.

Pre-construction

With all of the information gathered for the remodel area, we will develop the full project package, including a design, written specifications, work timelines, payment schedules, and material samples. This is a collaborative process between you and us, because it is important that: (1) you stay involved in reviewing the materials and styles that fit you best; (2) you continue asking questions and bring up your concerns; and (3) we provide feedback on the budget, letting you know the impact of the decisions you make. We may add or reduce the project scope to hit your budget goals. With all of this information, the design work that we’ve developed together becomes a well-defined project.

5
Construction Proposal

With details finalized, we bring in our trade specialists to establish firm costs. Our team determines exactly what your investment will be, and we draw up a fixed-price Construction Proposal. If your design choices and selections are consistent with what we have been working toward, then the project price will be in line with what you expected. Upon signing the Construction Proposal, we will ask you to provide the Down Payment so we can begin ordering any "long-lead" items such as cabinets or fixtures, as well as schedule our subcontractors.

6
Scheduling

Your project will not get a start date, but instead a schedule slot – we will start your job as soon as any previous projects have been completed and we are able to mobilize to your job site. Since we have done this repeatedly, this schedule slot is always accurate.

7
Construction Planning Meeting

We will meet with you, at your home, to talk through construction details and logistics. We’ll let you know what to expect – work hours, sequence of tasks, disruptive times, dumpster location, etc.

Completion

When nearly all aspects of the project, as well as the Punchlist, are completed, we will collect the Final Payment. By that point, you will be able to move into the space and begin using it, though there may be a few outstanding items that need to be addressed during the Warranty Phase.
